Apartment buildings Karantanika 2 in 3

Along Karantanska Street in Domžale, two multi-apartment buildings have been constructed, distinguished by their modern architecture, sustainable design, and high functionality. Each contains seven assisted-living apartments. The design of the Karantanika 2 and 3 blocks is not merely aesthetic, but also focuses on energy efficiency, quality of living, and adherence to ecological principles. The buildings are designed with an innovative combination of traditional and modern construction materials. South of the two towers that form the street façade of Karantanska Street stands the wooden multi-apartment building Karantanika (2018). Together, they create a micro-urbanism of three volumes and emphasize the client’s sustainability-oriented vision.

The basement level is made of reinforced concrete construction. The upper floors are built from cross-laminated timber (CLT), an increasingly popular approach in architecture, as it enables faster construction while simultaneously reducing the building’s carbon footprint. The buildings are designed as low-energy structures. Their design optimizes natural light through large glass surfaces, thereby reducing the need for artificial lighting. The façade envelope is made of highly durable fiber-cement panels that are resistant to weather conditions, increasing the building’s longevity while offering an aesthetic appearance with modern and clean lines. Metal railings made of expanded metal sheets not only provide safety, but also aesthetically complement the building’s architecture, giving it an industrial touch while harmonizing well with natural materials such as wood. The interior staircases are made of prefabricated polished concrete steps, allowing for quick installation and long-term durability.

The design of the outdoor spaces includes green atriums and a shared exterior arrangement. These areas are shaped using polished and bush-hammered exposed concrete, creating a strong contrast with the rest of the architecture and giving the building a contemporary appearance. Such spatial organization allows residents to connect with nature while offering spaciousness and comfort. Each apartment has a balcony or terrace, enabling residents to enjoy outdoor space and nature, even within an urban environment.
